Amenities Are Here To Stay


Expansive heated resort-style pools with cabanas, indoor to outdoor lounging rooms, barbecue and dining spaces have come a long way since the start of the Amenity Wars. “And especially where land is scarce, offering a variety of options on a rooftop, a middle floor—or both—is catching on. The Bower at Edina, a Class A Greystar property in a busy Twin Cities retail corridor, put its …pool and hot tub and more on the fifth floor and grilling, firepit and entertainment/lounge areas on the 18th floor, connected to the club space,” explains Ellen Ryan in National Apartment Association’s latest article on outdoor amenity spaces. 

Just because amenity space may be limited doesn’t make amenities any less desirable, say 342 industry professionals in the latest iteration of Multifamily Design+Construction’s research. “Fire pits (66.1 percent), lounge areas (64.0 percent) ...were cited most often by survey respondents, followed by rooftop deck/terrace (54.4 percent), outdoor pool (53.2 percent), and walking paths (49.4 percent). Outdoor kitchens (43.6%) and community gardens (31.6%) are also popular items.”
